FACILITY RULES AND REGULATIONS

(Attachment A)

1. General Provisions

The purpose of these Regulations is to establish the rules governing operations, safety, and conduct within the Roatan Self Storage facility in order to maintain a safe, orderly, and efficient environment for all Lessees and users.

These Regulations form an integral part of the Lease Agreement and shall be binding upon the Lessee, its employees, contractors, representatives, customers, guests, and any other person entering the premises with the Lessee's authorization.

The Administration may reasonably amend these Regulations when necessary for operational, technical, legal, commercial, or security reasons, with notice of such amendments provided in accordance with the Lease Agreement.

2. Access Hours

The facility will generally be accessible between 8:00 a.m. and 5:00 p.m., Monday through Saturday, unless otherwise communicated by the Administration.

The Administration may extend, restrict, or temporarily suspend access for reasons including:

maintenance;

repairs;

emergencies;

severe weather conditions;

security;

orders issued by a competent authority;

any other circumstance affecting the normal operation of the facility.

Access outside authorized hours shall require prior written authorization from the Administration.

3. Authorized Persons

Only the Lessee and persons authorized by the Lessee may enter the leased unit.

The Administration may request identification at any time as a condition of entry.

The Lessee shall be fully responsible for the actions of its employees, representatives, contractors, suppliers, customers, visitors, family members, and any other person it authorizes to enter the facility.

4. Parking, Circulation, Loading and Unloading

Vehicles shall be parked only in designated areas.

Loading and unloading operations shall be conducted safely and orderly and shall not interfere with the circulation of other users.

The following shall not be permitted:

blocking internal roads;

obstructing access points;

encroaching on common areas;

parking trailers or vehicles outside the leased unit;

using corridors as permanent work areas.

The Administration may require the immediate removal of any vehicle that interferes with the normal operation of the facility.

5. Use of Units

The units are primarily intended for the secure storage of goods, merchandise, inventory, equipment, documents, furniture, vehicles, vessels, and other movable property compatible with the nature of the facility.

Any use other than storage shall constitute an exception and shall require the prior, express, written authorization of the Administration.

The Administration may approve, deny, limit, condition, or revoke such authorization at any time if it determines that the requested use affects or may affect the safety, tranquility, operation, appearance, infrastructure, or normal functioning of the facility.

No authorization granted to a Lessee shall constitute a precedent, vested right, or obligation for the Administration to grant similar authorization to any other Lessee.

The units shall not be used as or for:

housing;

bedroom;

hotel;

apartment;

manufacturing workshops;

production plant;

any unlawful activity;

any other use incompatible with the nature of a self-storage facility.

6. Authorized Activities

When the Administration exceptionally authorizes an activity other than storage, such authorization shall be subject to the conditions established by the Administration.

The Administration may establish conditions including:

generates waste or residue;

produces odors;

increases fire risk;

adversely affects the appearance or image of the facility;

All costs associated with such modifications shall be borne by the Lessee.

Unless otherwise agreed in writing, any permanent improvement shall become part of the property upon termination of the Lease Agreement, without any obligation on the part of the Administration to compensate the Lessee.

Authorization to make physical modifications to a unit shall not constitute authorization to conduct commercial, industrial, professional, or customer-service activities other than storage.

8. Additional Services

The Administration may offer the following services when technically feasible:

electricity supply;

lighting;

air conditioning;

internet access;

monitoring services;

Any additional installation shall require prior authorization and shall be performed in accordance with technical specifications approved by the Administration.

Electricity consumption shall be billed according to the metering system established for each unit.

The provision of electricity, internet, air conditioning, or other additional services shall not modify the authorized use of the unit or constitute authorization to conduct activities other than storage.

Such measures shall be intended to protect persons, property, and the facility.

The Administration shall not be liable for losses resulting from such events, except as otherwise expressly provided by law.

17. Lessee's Employees, Contractors, and Personnel

The Lessee may permit employees, contractors, suppliers, or other personnel related to its activities to enter the facility, provided that they fully comply with these Regulations.
